JRM Construction Management performed $75 Million improvements to enhance 225 Park Avenue South as a first-class modern office building for Orda Management Corporation. This included the full renovation of lobbies, upgrades to the building infrastructure, new efficient HVAC systems, a backup generator, newly-developed outdoor spaces, elevator cabs, and mechanical systems. High-end finishes are featured throughout elevator lobbies, corridors, and renovated bathrooms. A 4,000 SF penthouse sky garden sits atop 225 Park Avenue South and is surrounded by a spectacular glass atrium.
Floorplates range from 27,000 SF to 40,700 SF while tall 14-foot ceiling heights and operable windows maximize the building’s light, air, and views of the Midtown South area. The addition of amenities, including a bike storage room and large off-street loading dock, combined with the enhanced building infrastructure, are not only environmentally friendly but also support the needs and lifestyles of the tenants. JRM created an extensive phased schedule with multiple shifts and coordinated logistics plans that incorporated the needs of the owner and their existing tenants.
